    TV, PC, crockery, balcony furniture
    A cellar box can be rented separately, there is no cellar room/storeroom icluded in the monthly rent.

    Hints: The furniture is installed and must not be removed. Accessible apartments are available.

What do I have to bring with me?

You will need crockery, cooking pots and all the other kitchen utensils you need. Further, you have to bring your bedding, bathroom utensils and all your personal belongings with you.
No time for shopping? You can also buy things you are still missing directly in our own shop. For the beginning you can borrow many many things. Ask Nora for help.

Am I allowed to shape/change the apartment?

We have carefully designed and furnished the apartments. Therefore, you cannot remove any furniture or bring any additional furniture with you (exception: balcony furniture). In order not to damage the apartments we do not allow fixings of any kind - no nails, dowels, power strips etc. on walls and doors.

Which types of apartments are offered?

You can choose between two types of apartments:

  • 'type comfort':
    one-room apartment with kitchen, bathroom, lavatory, mostly with balcony/terrace

  • 'type penthouse':
    two-room apartment with kitchen, bathroom, lavatory, with roof-deck

Is it allowed to keep pets?

No. The keeping of pets of any kind is generally not permitted. On the one hand because of hygienic reasons and on the other hand because of thoughtfulness of allergic persons.

  • roof-deck with lounges on the 4th floor

Can I use the common areas at any time?

You can read about the times of use for the common areas in the house rules. Furthermore, the "opening hours" are posted directly in the respective rooms.
Our tenants have to pay the community and service flat rate one time and then everybody can use many additional offers free of charge beside the using of the common areas. You can find more information here.

How can I reserve/rent an apartment?

After you have registered you are able to reserve an apartment. You'll receive a form titeled self-disclosure. Fill in the areas and dispatch it. We will check it. If the assessment was successful we will send you the rental agreement. Furthermore, you get detailed instructions how to deal with the contract. Sign the contract and send it in due time to i Live Services. They examine the contract and confirm it.
You can check your reservation status at any time after logging in.
Please note the reservation deadlines!

What happens after the reservation?

Firstly, fill in the self-disclosure and dispatch it. After a successful examination we will send you a rental contract. Secondly, you have to fill in the rental contract and send it by post to i Live Services GmbH who will check the contract and confirm it. Requirement: all documents are submitted in time and completely filled in.

When is a lease concluded?

As soon as you have received a confirmed rental contract and after transferring the deposit you are a tenant. Send the contract with alle required documents within 5 days to the i Live Services GmbH. Incomplete documents won't be processed. The contract will be checked, countersigned and return to you within 2-3 working days.

Is it possible to recant the tenancy?

Yes, you have got the right of withdrawal 14 days long after your conclusion of contract.

What documents do I need to conclude a contract?

students/interns as part of a course of study:

  • fully completed rental agreement (in duplicate with all annexes!)
  • certification of enrolment/notification or admission
  • copy of passport/identity card (and if applicable residence permit)
  • proof of liability insurance to be submitted at the latest on the day of your move in

young professionals:

  • fully completed rental agreement (in duplicate with all annexes) 
  • copy of signed employment contract
  • copy of passport/identity card and if applicable residence permit
  • proof of liability insurance to be submitted at the latest on the day of your move in

company rental:

  • fully completed rental agreement (in duplicate with all annexes)
  • copy of an excerpt from the commercial register
  • copy of passport/identity card of the authorised signatory (what have to be visible in the comercial register)
  • if applicable cash basis accounting, income statement or a confirmation by a tax consultant

Do I need a bank account?

Yes, you need a SEPA-capable bank account. Your bank must participate in the Europe-wide SEPA Direct Debit Scheme.

Who is allowed to rent an apartment?

The rental of our apartments is subject to certain conditions. Our community manager will be happy to show you this occupancy concept. If you are a student or an intern during your studies you already comply with the basic requirements.

Can I become a tenant even though I am still a minor (under 18 years old)?

No, our community manager is not able/allowed to supervise you.

How many people are allowed to live in one apartment?

Every apartment is suitable for just one person. The apartments are designed for individuals.

Are visitors allowed?

Yes, you are welcome to receive visitors - of course, overnight, too. If you do not want to share your bed you can borrow a guest bed with bedding from the community manager for a small fee. Please do not forgot to register your visit at the community manager's office.

How long can I rent an apartment?

The rental period is limited to a maximum of two years and ends automatically. A cancellation is not required. 

What is the right way to report a damage/deficit?

Please do not hesitate to report the damage immediately via the app. Alternatively, you can send an email to the community manager.

Is it possible to sublet my apartment?

Yes, if all criteria of our occupancy concept are fulfilled. You need the explicit permission of the community manager and afer that you are able to sublet your apartment. If you have got any further questions please do not hesitate to contact the community manager. He/She will be happy to help you.

When and how can I cancel?

The rental agreements generally have a term of 24 months.Y You can cancel your contract each year to 30.09. You must observe a period of notice of three months. Please send the cancellation by post to i Live Services GmbH.

 

 

How can I reserve a parking space?

You can only rent a parking space as a tenant of an apartment. After you have registered on our website you can choose a pitch and request the rental contract.

Which documents do I need to reserve a parking space?

You need a fully completed rental agreement.

Am I allowed to reserve a parking space without any apartment reservation?

No, that's not possible. We only rent the parking spaces to tenants of our apartments.

How can I book a cellar box?

Just have a look at the community managers'. There you will receive all information.

How much is the rent of a cellar box?

You can store your supplies in a cellar box for 10,00 € (incl. VAT) per month.

For how long can I rent the cellar box?

There is no fixed period for the rental of a cellar box. You can choose it very flexibly. A rental start is possible on every 01. or 15. of a month. The notice period is two weeks to the 14. or the 30./31. of the month. You only have to hand in the cancellation in due time to the community manager.

What are "flat-rate ancillary costs"?

With the flat-rate payment all your consumption costs are covered and paid. There is no additional individual billing.

What is included in the flat-rate ancillary costs?

It is included:
water, hot water, heating, electricity, caretaker, internet/wlan 50 mbit/s, cleaning of the common areas etc.
Hint: Radio and television licence fees (GEZ) are not included as these are personal fees.

What contains the community and service lump-sum ?

Pay once – enjoy always!

With the payment of this one-time lump sum of 250,00 € you can use our services, for example:

  • community events incl. catering 
  • rental: various cleaning sets, vacuum cleaner, iron and ironing board etc.
  • games (e. g. playstation, activity, beerpongtable, poker…), skyreceiver, etc.
  • using of commom areas (sports field, fitness room, recreation room, roof-deck etc.)
  • security concept (e. g. camera system, locking services)
  • parcel counter service

The lump-sum also includes our security concept with camera system and locking services. In addition, trained staff are available for first aid, fire protection and evacuation, lift clearance and much more.

internet (WLAN): 50 MBit/s – for free
There is no LAN connection available, therefore an additional modem is necessary.

What's a community manager?

It is your personal contact on the campus.
He/She makes sure that the house rules are observed, receives your packages, coordinates the services and organises events. For short - he/she looks after the tenants.
The opening hours of his/her office can be found in the app or on site.

Who is my community manager?

Your community manager is Nora Hennig. She is always there for you with help and advices. If you have got questions she'd be happy to answer them: You can get to know her here.

What's a facility manager?

He/She is your contact for small repairs and technical errors - a kind of janitor.

Who is my facility manager?

Your facility manager is Jörg Junghans. He/She is also on site and takes care of your problems. Jörg is responsible for facility management around the building.
Do you need a little repair? Then approach Jörg. He is at your side with advice and action.

How does the parcel service work?

The parcel service delivers your parcels to the community/facility manager and drops an info sheet in your mailbox. When you are back home again you can pick up your parcel at the office during the office hours.

How do I enter my postal address?

Bells and letterboxes are labeled with the apartment numbers. The application of name tags is not permitted because of data protection and to preserve the appearance.

Is there any opportunity to rent later than 01. October 2018?

Please write a short message to info@spam-protected.tld.dei-live-berlin.de and name your desired rental start. Another possibility is becoming part of the list of interested parties. You can add your name by yourself.

All apartments are already reserved - what could I do?

Please write a short mail to info@spam-protected.tld.dei-live-berlin.de.
Reservations are non-binding and limited in time. Therefore apartments can become available again.

Is there a list of prospects?

You can note your interest by dint of the list of prospects. Name your desired rental start.

payment

How and when do I pay my deposit?

In your rental agreement you will find the bank details for the transfer of your deposit. Payment must be received on the landlord's account at least one week before the apartment is handed over.
The apartment can only be handed over if the deposit has been paid in full. 

Is it possible to pay the deposit as a surety bond or surety insurance?

No, you have to pay the deposit at least one week before the rental starts.

How and when do I pay my rent?

The rent including additional costs is always collected from your current account at the beginning of the month. 

Which payment methods can I choose?

We only accept the SEPA Direct Debit Scheme. 

How do I pay my booked services?

Either via PayPal via the app (only possible with selected ones) or directly at the community manager's office.

How and when do I pay my community and service flat rate?

You pay this lump sum in cash on the day of handing over the apartment. Of course you will receive a receipt from us for this.

Move-In

On which day can I move in?

On the day the rental starts. If this day is a Saturday, Sunday or public holiday, the apartment will be handed over on the following working day.

Please book the exact date and time to move in online.

May I move in another day?

You can see all the possible move-in dates in the MoveIn calendar. Choose your favorite day and time to move in. If you do not find a suitable move-in date write a short mail to:n.hennig@spam-protected.tld.dei-live.de. Maybe she can offer you another one.

Can I give someone power of attorney to conduct the handing over?

Yes, provided the deposit has been paid at least one week before the rental start/delivery. In addition, following documents must be submitted to the community manager at the day of the handing over: 

  • written authorisation to surrender
  • identity card of the authorised representative (presentation at the day of handover)
  • copy of your identity card

 

 

Which documents are needed at the day of move-in?

  • identity card
  • in some cases an evidence of the payment of the deposit is needed (only after an agreement with the administration)

When do I receive the "Wohnungsgeberbescheinigung"?

You'll find this document in your START-LIVING-Info after your move-in.

How many keys do I get?

None, because you will receice special access cards - also called transponders.

Moving out

On which day do I have to move out?

On the day the rental ends. If this day is a Saturday, Sunday or public holiday, the apartment will be handed over on the previous working day.

What has to be done before the handing over? / What should the apartment look like?

The apartment must be returned in a clean condition in accordance with the contract. We will send you further information with the cancellation confirmation.

What is a "pre-absorption"?

The community manager will come to your room to give you tips on how to prepare your move at least 6 weeks before you move out. This is really important so that you don't get any stress with possible renovation work at the day of your move. Furthermore, we want that the new tenant can move into a clear and nice apartment in a relaxed manner.
